Presentation
Never under-estimate the importance of a well presented property. A cluttered property, or one where decoration is obviously required, will not command the same price as a clean, well presented property. It's well worth spending the odd weekend doing the annoying little maintenance jobs that you've put off for ages. Potential home-buyers will notice if, for instance, the master bedroom door knob is broken or the kitchen door does not close properly. They may start to wonder what other things haven't been done.
Don't be tempted to do any major new work. You may think that orange painted walls add thousands of pounds to the value of the property - others may not. If in doubt, be conservative. If you fancy doing it yourself, go about it sensibly or take advice from a professional house doctor.

Choosing an Agent
There is a plethora of estate agents out there. But there are only a few good ones. Shop around. Some agents offer a good service at reasonable prices, others do next to nothing for properties that don't match their normal portfolio. Important questions to ask are:
What's the commission rate? So Suite Properties will conduct the initial valuation of your property free. We are only paid commission when we successfully sell your property. The rate is almost always negotiable, and generally varies from 1% to 2.5% of the sale value. Our policy is a no sale - no fee basis.
What's the notice period? We won't tie you into a long drawn-out contract. Some agents tie you in for ages, which can be a real drag if the property isn't selling and you want to try another agent.
Do they advertise on the Internet? If so, how effective is/are the sites? Will my property appear only on the agent's website, or also on large property portals and search engines such as findaproperty.co.uk and primelocation.com? A modest chunk of our revenue is devoted to advertising, particularly internet advertising. Our experience and research has shown that most property searches are primarily initiated on the internet, hence we regard it as the nerve of our advertising strategy. We subscribe to an array of property portals and search engines that, from our experience, have served us very well over time.
How do they value the property? This is often the deciding factor for people selling a property - but it shouldn't be. There are thousands of stories of agents who claim to be able to sell a property for thousands more or quicker than the agent next door simply to get the instruction.
Our aim is to be transparent, honest and to follow due diligence; and consequently expose your property to as many potential buyers as quickly as possible within the shortest time span.
Will they do accompanied viewings? Fundamentally, So Suite Properties always accompany applicants on viewings. This may help if you are unsure about showing your house in its best light. It may also simplify your life if you are often out of the house as we can show people round at times that suit you. However, you may feel uncomfortable about someone else showing strangers around your home when you're not there. We work to accommodate sellers' concerns and it won't be a problem if sellers are adamant about conducting viewings personally.

Decisions to make
Sole or joint agency? Joint agency is more expensive (typically an extra 0.5% commission may be added) but it does concentrate the minds of the agents wonderfully. Multiple agencies are also slightly more expensive than sole or joint agency. But be well informed about the subtle differences between the three before you make a decision.

In addition, your property will appear on our website and will be advertised on our street level window display. These are complemented, where possible, with a full colour advert. Today's standard property selling enhancers, such as floor plans, digital colour photos, location maps and printable colour brochures will be added to create more interest. These are complemented with a full colour advert in the local newspaper, Willesden Green & Brent Times, to increase your property exposure.
Receiving an Offer
Potential buyers will always put in an offer through So Suite Properties. We will communicate the offer to you both verbally and in writing. Take time to think about your response and remember this is a negotiation with other things apart from the price to play with. This is a time to play hard - but fair. Find out if the buyer has put in any offers on other properties. If you want to move quickly - tell us.
Between the acceptance of offer and exchange, the buyer has to do lots of running around. As a seller, your obligations are really only to answer the questions from the buyers solicitors and to ensure you're ready to sign. At this stage you are still under no legal obligation to sell. You'll need to contact your mortgage company about transferring the deeds and security for the mortgage if you are buying a property at the same time.
Exchanging Contracts
This is when it gets legal. You sign a piece of paper, they sign a piece of paper, and it becomes legal. If you decide to pull out after exchanging contracts, it could get very expensive. Similarly, delays beyond the agreed completion date incur interest that mounts rapidly
If you are buying a different property, make sure you exchange on selling your existing property before buying the new one - or you could be left with an unexpected bridging loan! Arrange for the transfer of utilities and mail deliveries
Completion
You should have agreed when you will move out. Leave the property in the condition you would like to find it. Many moves are marred by people leaving rubbish everywhere, taking light fittings and lightbulbs. It's petty and unnecessary. Cut some flowers from the garden, stick them in a milk bottle in the kitchen and they'll thank you for years to come.
On completion day, your solicitor will tell you when the money has arrived. Then either you or the agent can hand over the keys.
