Renting Guide
Renting a home is fraught with all manner of difficulties, sometimes even irritating, especially if you are unsure of the process. To help make the experience as simple as possible for you, we have outlined the key stages.
Register with So Suite Properties
Take a minute to register with So Suite Properties by using our online registration form, by telephone, or by popping along to our offices, where an excellent team of trained negotiators can match you with the perfect property. Once registration is complete, one of our team will start the search for your ideal home and arrange suitable viewing slots for you, possibly immediately.
Viewings
Our viewings are usually accompanied and the hours are Monday – Friday, 9am – 7pm; Saturday, 10am – 4pm; and Sunday – by appointment only. These hours are not set in stone as we are equally flexible particularly with properties we hold keys for. You should also ensure that anyone likely to share in the decision-making views the property as well.
For most viewings potential tenants should come to our offices, from where they can be driven to the property. However we can meet applicants at the property if it is more convenient for them. We always accompany applicants to viewings except where the property owner has given us specific instructions that they would allow unaccompanied viewings. Landlords are usually not present at viewings. After viewings, we appreciate applicants’ unequivocal comments, possible questions and most importantly whether you are interested in renting the property as these help us continue to deliver a valued service to landlords and applicants.
Finally, we cannot guarantee that pre-booked viewings will always go ahead, as property statuses change regularly. But we will make sure you are kept up-to-date on the statuses of properties you are interested in.
Making an Offer
This is the point where a few applicants have lost out on properties that meet their requirements and speed seems to be the guiding principle at this stage. Therefore the better prepared an applicant(s) is/are for decision-making, the quicker and smoother the renting process can be.
We immediately put offers received to landlords and in some cases there may not be a need for that as we may have detailed briefings from landlords as to minimum rent they will accept. In that case, we will immediately tell you without having to revert to the landlord whether your offer is accepted or not. There are times when price negotiations are initiated, but we try to make it as un-protracted and stress-free as possible. Offers are usually subject to a contract being signed; therefore the contract only becomes legally binding when both parties have signed it.
Payments
Once your offer is accepted you will need to pay us a two-week ‘holding deposit’ to reserve the property to the exclusion of others.
A move-in date is agreed and tenants’ referencing is set in motion. There may be other minor charges such as referencing/administration, tenancy agreement, deposit protection and inventory costs. The holding deposit will be deducted from your first month's rent, unless you change your mind about taking the property, in which case you will loose your deposit. It is normal for landlords to require between four and six weeks deposit and a month’s advance rent before the agreement is signed. Agreement is signed between landlord and tenants after all monies have been paid to So Suite Properties.
